Useful Facts Without Opinions: Brisbane apartments gaining on our houses

Brisbane apartment prices lagged our houses for most of this market spike, but recent months have seen the fortunes reverse. Our apartment prices rose another 0.7% in July while our houses dipped 0.3%, according to CoreLogic’s latest National home value index.

  • The median Brisbane apartment price is now $504,520, up 2.8% for the quarter and 15.7% in a year.
  • While they dipped in July Brisbane house prices were up 23.3% over the past year for a median $884,336
  • The rate of growth for our overall Brisbane market has slowed in 2022.
  • The Index showed the nation’s median home price dropped 1.3% in July, largely on the back of falls in Sydney (down 2.2%) and Melbourne (1.5% decrease).
  • While our city continues to outperform much of the country, Darwin, Adelaide and Perth bucked the cooling trend and saw small rises in their prices.
  • Despite the price growth, our rising rents have pushed gross yields for a Brisbane apartment to be one of the nation’s strongest at 4.7%, well ahead of the average 4%.

CoreLogic’s Director of Research, Tim Lawless: “Unit values across the combined capitals are generally recording smaller falls relative to house values, down -1.0% and -1.5% in July respectively. This trend is most apparent across the three largest capitals as well as Canberra, where housing affordability challenges may be deflecting more demand towards the medium to high density sector. Additionally, firmer interest from investors should favour the unit market over houses where demand has historically been more concentrated.”
