Spring Hill rental market updates: Demand still grows
Our local rental market reached 6,600 dwellings in the March quarter with a jump of 24% in the past two years. This is long term tenanted homes only and excludes shortstay apartments. New apartment towers haven’t been as visible in Spring Hill and the CBD as in surrounding suburbs, but they’ve still brought thousands of new residents to our neighbourhood.
We continue to be impressed by the demand from tenants, and the March quarter stats show the median rent holding firm at $530 per week. Tenants appear to be comfortably filling new dwellings as fast as they’re added to the local pool, and our property managers continue to negotiate small increases from most renewing tenants.
