Mirvac's first South Bank apartment project, Arbour on Grey
It’s a bit like fishermen living near the ocean I guess. Sometimes your work just draws you closer.
So we weren’t surprised by the latest news that one of Australia’s largest property developers, Australand, will soon call South Brisbane home (or their Queensland office at least), moving to 154 Melbourne Street. Those in the development industry can see the exciting future of South Brisbane and West End real estate and it’s drawing them like bees to the honey!
South Brisbane already has home offices of development heavyweights Mirvac and Stockland as well as the Pradella Group, one of Queensland’s largest and the most active on this inner city peninsula.

I’ve just had the best dinner experience for a long time. Last night we checked out the Satay Hut in Grey Street, South Bank. We’d probably been seated for about 15 minutes when quick as a flash our meals arrived. Whilst I’m definitely no master chef, the crispy duck was crisp and the salt and pepper bugs simply melt in your mouth. The wine selection was good and I enjoyed a nice bottle of Barwick Estates Shiraz (okay, maybe a little too much!) If you fancy casual Asian dining, you should definitely check out this popular South Bank local.

We’re big fans of the Southbank Institute of Technology. There’s more than 30,000 students and staff at their campus here and that’s a whopping demand for housing. And their current redevelopment is having a positive impact on South Brisbane in many ways.
But early in the new year their new accommodation facility will open, with a breathtaking 713 rooms. This is the equivalent of a 400 apartment development (that would usually be made up of 1 and 2 bedroom floorplans) so it will be the inner south’s largest residential building by a country mile. (The next largest is Arbour on Grey with 172 apartments).
And while we support the Institute’s need to house its students, including the 2,500 here from other nations, we just wonder what impact this whopping 13 storey facility will have on local landlords.
Our local rents have not gone up this year and some tenants have seen their rents actually drop. And with the new Institute facility being run by an independent operator they’re not just offering rooms to students – inner city workers are being targeted as well.
The good news for landlords is the rooms aren’t cheap. An ensuited bedroom in a 6 room apartment (i.e. sharing a kitchen and smallish living area with 5 others) starts at $265/week. The building is obviously well-located right at the doorstep of South Bank, but there’s no breath-taking facilities on offer. The designs look efficient while not exciting.
According to the building’s operator Brisbane’s international students are still booming in number with QUT’s intake up 18% this year for example. They’ve no doubt done their homework. In the short term though inner south landlords might just have to hold their rents a little while this massive new supply is soaked up.

Whilst at an Open Home on Saturday at South Bank’s ‘The Arbour on Grey’ in Grey Street, I took this photo of the new carpet being installed in the foyers. The walls have also been repainted and the building is looking terrific! Apparently the new carpet is pretty good – it’s been imported from America and is supposed to last for 40 years! The foyers were starting to look a bit tired and it’s great to see the Body Corporate Committee taking a proactive approach in maintaining the quality look and feel to what must be one of the inner-city’s best places to call home.

You just never know what you’re going to see at South Bank. Today, whilst sipping a latte at my favorite spot, ‘My Sweetopia’, I saw this guy coming down from the roof of The Arbour on Grey. It’s an interesting way to hang out in one of Brisbane’s most popular streets.
