Great news for landlords and tenants of the Bees Nees team with our

Bees Nees' Annie von Rudzinski

Manager Annie von Rudzinski elected to the Property Management Chapter Committee for the Real Estate Institute of Queensland.  Annie has worked in this part of the industry since the early 1990’s and her appointment recognises her experience, and ability to help direct REIQ’s position on legislation and other tenancy issues. Annie’s keen to hear input on how things could be improved on all sides of the rental marketplace.

Principal Rob Honeycombe has also been asked to join the Residential Tenancies Authority’s Industry Development Forum. Rob was recently elected to the board of the REIQ and will represent the Institute at this Forum. After a new full Act’s introduction in 2009 this is a quieter year for the RTA, but the industry’s still adapting to the changes.

Some exciting news amongst the team this week with our own MD Rob Honeycombe appointed to the board of the Real Estate Institute in Queensland for 2010-2011, one of 6 directors elected by members to represent them.

The REIQ represents more than 15,000 property professionals across the state and has led the industry for over 90 years. Rob’s personal ambitions for his time on the board are to assist with the work on simplifying the paperwork involved in real estate transactions, and to see an increase in training levels for all agents – experienced and new.

So you see, we do breed the industry’s “bees knees” at Bees Nees!

For those of you who love their property stats, here’s a round-up of some of the latest on our market. According to RP Data Brisbane prices are down 1.7% for 2008 with our auction clearance rate just 25%. The average time it takes to sell a house is now up to 47 days and apartments are 44, with an average discount from original listed price of 6.1%. Rents have risen strongly this year – up 10% for 2 bed apartments and 14% for 3 bed houses in the inner suburbs, according to the Residential Tenancies Authority. The Real Estate Institute of Qld says the vacancy rate is 1.3% (down from 2.6% in June 2007), while in our office it’s currently 0.5%.

The ABS has just released population data for the year to June and Queensland added 98,000 residents. QIC’s Doug McTaggart says this will grow as Sydney house prices recover and New South Welshpersons creep over the border. Valuers Herron Todd White report the inner city’s market is holding up relatively well and “staying near the CBD will certainly help keep property blues at bay.” The Reserve Bank yesterday dropped official interest rates by another full point to 4.25%, some commentators are tipping it’ll go to the 2’s, and analyst Michael Matusik comments that “every 0.25% fall translates into a household being able to push up the price of housing by 2% for the same level of repayments”.

The Real Estate Institute has just announced their finalists for best in the industry for 2009 and Bees Nees is in the running for Medium Agency of the Year. (“Medium” is size – not our service standard!) This was only possible with magical support from our clients and plenty of hard work from our team – so thankyou!

reiq awardSo close….! An exciting night for the Bees Nees team last Friday with the office a finalist for the Real Estate Institute’s Small Agency of the Year. We dressed the team up and while a great night was had we narrowly missed out on the gong. We were stoked to be finalists though and look forward to having better (bribed?) judges next year!
