After much anticipation Quattro on Astor has just been released onto the Spring Hill market with its major launch last weekend. The building has been sitting there for a year or so without any activity as a result of the developer going into receivership.
I looked around the development yesterday which comprises of 52 residential apartments which are all 2 bedrooms, most with 2 bathrooms. Although Quattro has only officially been on the market a number of days reports are that 60% of the apartments already have contracts on them.
A great vote of confidence for the local Spring Hill market!
Its location is on the junction of Spring Hill, the CBD and the Valley and is ideal for virtually everything that central Brisbane has to offer.
Great thought has gone into the design of the apartments. One of its best features in my opinion are the generous balcony areas. A good spot to enjoy not only the views but also the sub tropical climate that us Queenslanders love. The rooftop pool, spa and sauna looks like a great spot to exercise and relax. Overall the design and quality of finish is high.
Remaining apartments are priced from $490,000 so if you can picture yourself in this environment give me a call (0404 397 117) ASAP as these apartments won’t last long. I’d be happy to show you around, you won’t be disappointed!

The latest RTA data is out and the graph below shows rents increased slightly in the December 2009 quarter, with median rent for a 2 bedroom apartment up $10 and back to the June figure of $540. The past year saw some tenant job losses and some rent drops.
For the most part though the area proved resilient and it’s the corporate and executive rental markets that have been most effected. There’s a much smaller number of rented houses in the area and their rent also crept back up to previous levels – now $500 for a 3 bed.
This is still far and away the most expensive rental destination in Brisbane and the number of rented homes is shrinking, with first home buyers and other owner-occupiers moving in at the expense of tenants.
Losing 165 homes from the rental pool this past quarter alone, it’s now at its lowest level in 3 and a half years. So while the new developments of 2003 to 2006 did boost supply enormously the number of rental homes on offer to tenants now is low and still shrinking.
Note: The RTA groups all of postcode 4000 including the CBD, so the stats quoted here cover the 2 suburbs.

Rumour has it that the ‘Ghost building’ of Spring Hill is about to have some activity that is sure to create a buzz of excitement in the local property market.
Quattro on Astor, a new residential development located on Astor Terrace, has been lying dormant for the best part of a year as a result of the developer going into receivership. Never lived in it’s been an odd sight for the suburb.
We’ve all been wondering what its future held and now hear the 52 apartments will go to the market.
Once these apartments are released it will be the biggest development to hit the Spring Hill market for quite some time. And in a great spot. Watch this space for further developments.

Spring Hill apartments are set to break through the $1 million sale price barrier for the first time with the brand new development of Mountview Residences. Prices start from $1.8 million and are due to set new records in terms of sales price for apartment living in Spring Hill.
At present the highest priced apartment in Spring Hill was sold by Bees Nees at Oxygen Apartments, a penthouse for just under $1 million.
Mountview Residences is a new $25 million luxury development which consists of 9 one level 3 bedroom apartments and 1 three storey penthouse. The development is perched on the highest point in Brisbane’s CBD at the very top of Spring Hill on the corner of Leichhardt and Downing Streets.
Its elevation will capture views of both the city skyline and hinterland. Each residence will have quality luxurious finishes both internally and externally. Construction is expected to start early 2010 and to be completed by mid 2011.

We’ve all seen them around town, they are driven by some of Brisbane’s fittest cabbies. I am of course reffering to Brisbane’s Green Cabs. These vehicles are effectively a 3 wheeled mountain bike with a large seat which can fit up to 3 small adults or more realistically 2 adults.
Green Cabs were first introduced to Brisbane at world Expo 88 unfortunately they did not last long but they have recently been re-established on Brisbane’s city Streets.
Their drivers are happy to take patrons virtually anywhere in the city however Hamish Gray one of the drivers admits there is one place he won’t go and that is Spring Hill. It appears that the hills which add to Spring Hill’s character are simply too steep for some!!

Attention all Spring Hill residents!!!!
Spring Hill residents are all invited to the Spring Hill Neighbourhood party!!!!! Which is on this Saturday 12th December 2009, at Bedford Playground which is located on the Cnr of Love St and Water St, Spring Hill from 4PM – 7 PM.
It’s our chance to catch up with old neighbours as well as meeting new ones and it will provide an event that the whole family can enjoy. For those residents that are regular readers of my blog please say hello to me in person on Saturday – it would be great to meet you and if you could also spread the word of the event to others that would be fantastic, the more the merrier.

This is one for the historians! On this day (December the 1st 1955) a terrible set of events unfolded on one of Brisbane’s most famous streets, Wickham Terrace Spring Hill, which is renowned for its doctors and hospitals.
Karl Kast was the perpetrator, a patient who felt that he had been wrongfully diagnosed by several doctors on Wickham Terrace all of whom could not find anything wrong with him. Karl claimed that he had severe back pain after falling into a ditch and believed he should receive a pension for the rest of his life.
With the help of X-rays none of the doctors could substatiate Karl’s claims. As a result Karl by now had utter contempt for the doctors and in a fit of rage threatend to kill all doctors who had challenged his claim!
These threats were ultimately carried out to some regard and led to Karl shooting dead two medical professionals and injuring a third before eventually taking his own life out the front of Barlow Chambers.

You could be forgiven for thinking that you have stepped back in time at the Spring Hill Baths (14 Torrington St, Spring Hill).
The baths are unique to this part of the world in terms of history and facilities. Not only is the pool heated (making it more attractive in the harsh Brisbane winter!), the facilities have also retained many of its original characteristics from when it was first opened in 1886 by mayor James Hipwood.
The facility today is the only surviving covered baths in Australia and offers patrons both a nostalgic charm like no other, as well as a healthy workout.

Spring Hill has so many old cottages and grand Queenslanders of every shape and size. The architecture is so charming that when they’re sold we often see spirited competition from buyers.
But here’s one local home owner who decided they didn’t want their place to look like another old timber house. This thoroughly European interpretation is fairly unique for the area. You can just see the tip of the house’s old tin roof that gives away its true heritage!

Whilst doing my rounds in beautiful Spring Hill today I stumbled across some real estate signage which I believe most residents, especially of Gregory Terrace, will find of interest.
At first I thought surely not, one of Brisbane’s most highly respected educational establishments up for sale!!? On further investigation it was simply Year 12 students having a bit of fun. All students past and present, parents of students and also teachers can breathe a huge sigh of relief as business I am assured will continue as normal.
Maybe real estate agents should be concerned as there appears to be some real estate talent from the Year 12 ready to start in the industry!
