rental apartmentsOkay so students, pets, children, males, teenagers, early 20’s – all cop the short end of the stick when applying for rental property. Some agents do discriminate rather than judge an application on its merits.

And while there are anti-discrimination laws, anti-sexism laws, anti-ageism laws etc, the unfortunate reality is that agents, by virtue of the law, do not need to give a reason why someone has been placed in the property over someone else.

The interesting thing about the executive market this year is that many of the higher-end properties are being snapped up by overseas students with very little/no rental history who are here on large government grants.  And unfortunately there are very few corporate execs around, so landlords haven’t had the choice of tenants they’ve had in the past.

So, what’s the best way of dealing with this?

Well firstly if the rent is over $500 per week ($700 after July 1st 2009) you can nominate any bond you like!  So take 6/8 weeks rent instead of just 4. Think outside the box – could you include a cleaner in the rent so there is another pair of eyes watching over the property?

I write this in genuine fear that I’ll be slapped with some sort of anti discrimination suit, but the fact is I’m trying to educate people that students/pets/children/young males can make absolutely fantastic tenants, just as females can be dreadful tenants. So don’t discount them but in order to be worry free just come up with a way to ensure that you’re protecting yourself while still giving someone their chance. They deserve it!

West End artist Liam Key

West End artist Liam Key

Just found this West End video starting in Boundary Street. The artist, Liam Key has named it “Faux Advertisement, for a suburb in Brisbane full of street art and graffiti.” It’s been well done and has a real earthy, bohemian feel showing off some of the local graffiti or “street art” if you prefer. Ending with “West End …get local again” it’s a little bit different and worth every bit of the 37 seconds to take a quick look. Image courtesy of Back Alley Films.

Despite some excited pre-budget gossip Brisbane’s inner city subway line is not  a sure thing – yet. The Fed government last night dropped $20m into State hands to continue studies on burrowing below the city.

Premier Bligh announced the bold plan late last year and it was hoped the Feds 2009 Budget might kick in more than $2b to get things underway. The project could cost $14b plus, and be completed around 2012-2013. Proposed subway stations include the CBD, West End, Spring Hill and the Gabba.

first home buyer

first home buying

Good news for those first home buyers still saving up their pennies, with last night’s Budget extending the current Boost to the First Home Owners Grant. Eligible buyers get $14,000 toward their purchase ($21,000 for new property) and that incentive’s now been extended to September 30th 2009.

From October 1st to december 31st it’ll drop back to $10,500 and $14,000 respectively, then from Jan 1st 2010 we’re back to the long-running Grant of $7,000 only.

There’s been a real run of first home buyer sales recently and this extension will give them more time, taking some of the pressure off their decision-making.

With such a strong ‘pull-forward’ of demand having already occurred it’s fair to ask how many first time buyers are left? And more importantly, how many that can get a loan in the new credit world we live in?

melbourne-grey-intersection-1152009Pedestrians have been told to watch their step after a man was hit by a bus on the corner of Grey and Melbourne Streets on Sunday at about 5.30pm. If the government can spend $63 million on a foot bridge to link South Brisbane to the law courts, surely it’s reasonable to expect there’s a solution to fix this notorious inner city junction. After more that $75,000 worth of reports and upgrades, why can’t council fix this problematic junction of buses, cars and foot traffic?

Here are some interesting stats:

  • 30 crashes from 2001-2007
  • 1 person killed, 23 hospitalized

who am I?!

who am I?!

This public art sits quietly on the corner of Charlotte and Albert Streets outside the Sebel apartments. Sculpted by Grant Lehmann he/she is titled “Pride” and was installed by developers Mirvac on completion of the building in 1999, then known as “Brisbane Plaza”.

A shiny, tall streak he/she seems to be looking up at the growing Brisbane skyline. Obviously proud of what they see…

Today’s Friday and Fridays are for fun.

We’ve seen a lot of crazy incidents over the years of selling real estate but this report today from Port Douglas is a new one!

Trying to impress a pair of Sydney-siders with a tour of a new estate an unlucky real estate agent happened across this fury of nature, with a scrub python trying to swallow a large Ibis bird!

The snake gave up and slithered away. The buyers? They fled and are apparently not returning calls!

william-jollySouth Brisbane’s William Jolly Bridge is about to get a major facelift with council soon to commence work on 2 lighthouses which will project images on its iconic arches. When completed in September this year, the lighthouses will project images of Brisbane’s past, present and future.

Originally named the Grey Street Bridge when completed in 1932, the bridge was renamed in 1955 after its builder, Brisbane’s first Lord Mayor William Jolly. For more info go to www.brisbane.qld.gov.au
