Finding Your New Home...
  • We've got a number of tools to help find your new home quickly and efficiently with a friendly and personal Bees Nees' touch! We are an agency interested in you as a buyer and we'll firstly qualify your needs and wants to find you a home that matches these as closely as possible.
  • Each of our available homes has an interactive floor plan on the web where you can view several professional photos, along with a detailed floorplan that includes all major room dimensions. (Our tip: print the floor plan and cut out pieces of cardboard to match to size of your furniture. Moving these around the plan you'll soon see whether it's a good option for you.)
  • With flexibility in mind we have open houses on most homes but are always happy to show you through at another time. As many of our homes are rented to tenants we'll usually need to provide them with 24 hours notice. Please note our team choose to spend Sundays with their families so don't be offended if we're not available this one day of the week.
  • If it's an investment property you're considering our Property Management team would be very happy to go through the home and advise on likely rents and how they best recommend we market the home to tenants. Click here to read about our services to landlords.
  • We have access to property data that can be very useful in the search for your new home. Please ask us for assistance.
The Offer
  • To ensure a seller gives your offer the full attention it deserves we ask that all offers to buy are made in writing on full contracts. These are prepared by us and we recommend you seek independent advice before signing them.
  • While the deposit payment timing may be split we strongly recommend that you pay some of it at the time of signing the offer. Again this shows the seller you are serious about the purchase and will proceed if they agree.
  • Please don't ask us "what will they take?" All Bees Nees listings have either a listed price or a suggested range that has been approved by the seller. We are appointed by them to sell the property so while we'll assist you in any way possible we can only recommend you make your best offer.
  • At times we do experience multiple offers at once and if this occurs we'll immediately make you aware of this situation and give you the opportunity to make your best offer.
  • Remember we do sometimes see offers exceeding the asking price, and price is often only one part of a seller's priorities. Time until settlement, conditions and the size of the deposit may also come into their decision.
  • Don't be surprised if we come back two, three or more times to negotiate the contract's final details and have you initial changes. Remember written offers show the seller you are committed to buying if they accept your terms.
  • Be assured that once your contract with the owner is signed you will not be 'gazumped' as occurs in southern states of Australia. If it's not yet unconditional however we may accept 'back-up' contracts from other buyers that could take effect should your conditions not be met.
  • Importantly - you will need to have an insurance cover note issued for the property, effective from 5pm the next working day. The property's risk passes to you from this time so talk to your insurance company or bank immediately.
Under Contract
  • You'll receive a full copy of your contract along with the trust account receipt for your deposit.
  • You'll often have building and/or pest inspections to carry out during the first week of the contract so please have them contact us directly to arrange access.
  • Please understand if the sellers aren't always open to more inspections. They're enjoying being able to relax and not keep the place in 'display home' presentation every moment of the day! There'll be plenty of time to show Uncle George through once you're the new owner.
It's Yours...
  • We'll talk to you closer to the day of settlement and ensure keys, door buzzers etc are all organised for your collection once we've had formal notice that handover's occurred.
  • If there's equipment such as appliances in the property that you're unsure of operating we can sometimes arrange a quick handover meeting with the seller after settlement. We do ask sellers to leave all appliance manuals etc in the kitchen drawers for your info.
  • Once you've moved in please do ask if we can help in any way. We're keen to see you happily settled and will lend a hand wherever possible.
