Useful Facts Without Opinions: Inner-Brisbane’s rental market

The quarterly stats are out from the Residential Tenancies Authority and they offer the only definitive measure of residential rents – for new tenancies. Rather than record the asking rent a landlord might ask, they compile median rents for every postcode based on bonds lodged with them for every new tenancy.

• Median rents for a 2 bed apartment have not risen in the past 12 months, remaining at $490/week. Rents across greater Brisbane were also flat at $395.

• There’s been a $20 rise in inner-Brisbane rents compared to September 2011.

• The CBD (postcode 4000) and St Lucia have been the strongest inner-Brisbane performers with 2.5% growth year on year.

• Inner-Brisbane’s rental pool has not grown significantly: We’ve added 181 dwellings in the past year (compared to 3,423 during 2004-2006 for example).
